Property Tour of Hotel Eleven

East Austin is splashed across the news daily as big companies sign leases and move east of I-35.  CTCAR is kicking off it's 2019 Property Tour series with a tour of Hotel Eleven on East Eleventh.  Our tour guide will be the Owner who is also the Architect and Developer. Principal at Dick Clark + Associates, Mark Vornberg, who purchased the property before the recession and kept Building Permits alive 1 wall at a time.  He will give us the story of how the property was developed and squeezed onto a small lot of only 7,000 SF. We get to hear how important "Lining up loopholes is key to developing in Austin". If you are interested in developing in Austin, work with clients who develop, or simply want to see a Boutique Hotel first-hand register and attend.

  • The lot was originally zoned for SFR so it had to be rezoned.
  • Property was an incomplete condo project when it was purchased by Mark from a bank, who had foreclosed on the previous developer.
  • The market tanked 2 weeks after he purchased the property.
  • He kept the existing permits alive for 3 years by building 1 wall every 6 months, while designing the existing hotel and pursuing financing for the project.
  • The Neighborhood Plan and Urban Renewal Plan didn’t allow hotels at the time, so Mark went door-to-door to over 90 residents to get their signatures approving his project.
  • Key statistics:  3 stories, 8,000SF, 14 keys, basement, commercial kitchen, bar/lobby.

The event will be a casual come-and-go with a chance to tour the unique property and the development process.
